Elgin sits in the Kershaw County growth corridor, where subdivisions have been pushing out into what was pine and pasture. That edge, where new housing meets standing woodland, is where most of the pest pressure here comes from, and it behaves differently through the year than either a settled town center or open farmland.
The treeline is a reservoir: it holds rodents, it holds ticks in the leaf litter, and it holds the shaded damp ground where mosquitoes breed within a few yards of a back fence. Spring brings termite swarmers and carpenter bees to untreated timber; summer belongs to mosquitoes and ticks along the boundary; and fall is the big one, as field mice start looking for somewhere warm to overwinter, needing only a quarter-inch gap to find it.
A house in the middle of a built-up block does not have any of this reservoir effect; a house on the edge has it permanently. Formosan subterranean termites are not on Clemson’s record for Kershaw County, so what we treat here is the native eastern subterranean termite, which still does plenty on its own against untreated exterior wood.
There is one Elgin variable no other Midlands town has to account for. Beginning on December 27, 2021, the USGS earthquake catalog records a sustained swarm centered on Elgin: 111 events within about twelve miles of town, 76 of them in 2022 alone, the largest a magnitude 3.6 on June 29, 2022, and small events still being logged this year. They are unusually shallow, most of them two to four kilometers down, which is why modest magnitudes were felt so sharply here. None of that is cause for structural alarm, but shallow shaking is very effective at opening hairline gaps in slabs, brick veneer and foundation parging, and those gaps are the width an ant, a cockroach or a mouse needs. A foundation last walked before 2021 is worth walking again.
