Why Pest Control in Mount Pleasant Is a Year-Round Commitment
Most parts of the country get a winter break from pests. Mount Pleasant does not. Per the Charleston Regional Hazard Mitigation Plan, the area averages just over 51 inches of rain across 119 wet days a year, the first frost usually holds off until December, and the last one is gone by February. That leaves a handful of weeks when cold does any of your pest control for you.
The bigger factor is water. Roughly half (49%) of Mount Pleasant’s 33,500-plus site-built structures sit inside a FEMA special flood hazard area by the regional plan’s count, and the Town’s own comprehensive plan states that much of Mount Pleasant lies within the 100-year floodplain, where properties are prone to flooding during heavy rains. Charleston County’s regional hazard mitigation plan is blunt about what that looks like at ground level: stagnant water in drainage ditches often fosters mosquitoes, and standing water under houses attracts cockroaches and vermin, posing a health risk and causing moisture problems for the structure itself. That is the Lowcountry pest cycle in one sentence, written by the county rather than by us.

Palmetto Bugs
Mount Pleasant's most recognized pest, and the county hazard plan names it directly: standing water under houses attracts cockroaches. Clemson HGIC adds that along the coast smokybrown cockroaches may live in trees, especially palmettos. Federal flood rules require openings that let floodwater in and out of enclosed foundation walls on raised homes, and those same openings let palmetto bugs in. They also use drain lines and plumbing penetrations, and adults may fly on warm evenings.
Fire & Argentine Ants
Fire ant mounds turn up fast in Mount Pleasant lawns. Clemson HGIC notes that mating flights usually come within 24 hours of a rain, and a newly mated queen can fly 2 to 3 miles before landing to start a nest in the soil, so new lawns in Carolina Park, Park West, Dunes West, and Oyster Point are colonized from well beyond the property line. Argentine ants trail along irrigated beds and into kitchens. The two species need different treatment approaches.
Termites
Mount Pleasant sits inside the Formosan termite's South Carolina stronghold: Clemson HGIC dates the species' introduction in Charleston to the mid-1950s, finds it in many areas of Charleston County, and reports Charleston researchers found it in 17 different tree species. In a Charleston survey of 50 infested buildings, 94% were reached from ground-based colonies, so older Old Village homes on raised crawlspace foundations need the soil line watched. Mosquitoes
With the last frost typically gone by February and the first not arriving until December, Mount Pleasant gives mosquitoes a long season. Even after Old Village drainage upgrades, the Town says ponding in yards is anticipated during more intense storms. Monthly treatment targets the resting vegetation where adults shelter between blood meals.
Rodents
Roof rats, which University of Arizona Extension says are established in most coastal and southern states, are agile climbers that often use trees and utility lines to reach food and enter buildings. They get in through roofline gaps, gable vents, and utility entry points. Mount Pleasant maintains its Tree City USA title, and that mature live oak canopy is a highway. Homes backing undeveloped wooded lots carry elevated pressure.
Spiders
Garages and adjacent wooded lots keep spiders busy year-round. Clemson HGIC says widow spiders favor dark, sheltered spaces close to the ground: woodpiles, flowerpots, utility and irrigation boxes, and crawl spaces. Brown widows are now found throughout South Carolina, with higher densities in the coastal regions. Wolf spiders hunt along streams and lakes and may wander indoors before winter. Mount Pleasant's highest-risk neighborhood for both pests, and the Town's own records explain why. The historic district's oldest surviving house dates to 1775, its guidelines note that much of the Old Village is located within flood zones, and the 2017 watershed study found roadside swales largely lost to off-street parking and closed basins with no positive outfall. Carolina Park & Oyster Point: Fire Ants & Construction Pests
Carolina Park/Ten Mile is its own planning district in the Town's 2019-2029 comprehensive plan, and like Park West and Dunes West it is built around newer lawns and recently graded lots. Fire ants move into that open ground, and Clemson HGIC notes foragers may travel up to 100 yards from their mound in search of food, so one mound can work several yards. Belle Hall & Park West: Mosquitoes, Ants & Cockroaches
High residential density, heavy irrigation, and wetland proximity keep mosquito, ant, and cockroach pressure consistent.
