Three Mills, a Hundred-Year-Old Crawl Space, and the Honest Termite Answer

Easley was built three times over by three cotton mills between 1899 and 1910, and a great deal of the housing those mills put up is still occupied — the Easley Mill village alone housed roughly nine hundred people. Mill villages were built fast, to a pattern, and cheaply: light wood frame raised on brick or stone piers over an open crawl space, weatherboard siding, minimal foundation work. The genuinely established threat is the native eastern subterranean termite. Drywood termites? Clemson’s statewide survey found a single Pickens County record, and one record is not a population.

The housing behind all of this is more mixed than a mill-town reputation suggests. Across Pickens County the single biggest building decade is the 1990s, roughly 36% of the stock predates 1980, and about 17% has gone up since 2010 — while Greenville County next door has been building noticeably faster, at around a quarter of its housing since 2010. That gradient runs straight through Easley’s growth edge toward Powdersville and the county line.
