Why Pest Control in Mount Pleasant Is a Year-Round Commitment

Most parts of the country get a winter break from pests. Mount Pleasant does not. The Charleston area averages just over 51 inches of rain across 119 wet days a year, the first frost usually holds off until December, and the last one is gone by February. That is the Lowcountry pest cycle in one sentence, written by the county rather than by us.

The age of your drainage decides which pests you get. In the older neighborhoods, Old Village, Hobcaw Point, Snee Farm, The Groves, the Town has documented storm drainage installed 60-plus years ago, roadside swales that no longer exist because residents park on them, and some areas with no outfall at all. Water sits, and palmetto bugs and termites follow. In the newer half of town, and 77.5% of Mount Pleasant’s housing has gone up since 1980, the problem inverts: every graded lot in Carolina Park, Oyster Point, or along Highway 41 pushes fire ants, rodents, and ground-nesting species into the established yards next door.

Old Village: Palmetto Bugs & Formosan Termites

Mount Pleasant's highest-risk neighborhood for both pests, and the Town's own records explain why. Most lots in this 37-block historic district were platted in the 1770s, and the 2017 drainage study found infrastructure installed 60-plus years ago, original roadside swales that no longer exist because residents park on them, and some areas with no drainage outfall at all. The Pitt Street basin measured the lowest drainage capacity in the entire study. That standing water, plus pier-and-beam foundations in direct soil contact, is exactly what palmetto bugs and Formosan termites need. Quarterly treatment is the floor here; termite monitoring is strongly recommended.

Snee Farm & Hobcaw Point: Chronic Standing Water

Both neighborhoods sit on the Town's own list of drainage problem areas. Mount Pleasant describes Snee Farm's entrance road as flooding during rain events with several homes repeatedly taking water damage, and calls Hobcaw Point an older neighborhood with substandard drainage containing repetitive-loss homes. The Groves, Shemwood, and Brookgreen appear on the same list. Where water lingers after every storm, mosquito production and crawlspace moisture follow. These are properties where the yard matters as much as the foundation, and we treat them that way.

Carolina Park & Oyster Point: Fire Ants & Construction Pests

Mount Pleasant's building permit data puts its busiest construction here, alongside Park West and Dunes West. Seaside Farms & Rivertowne: Marsh-Edge Pressure

Properties back onto tidal marsh and wooded buffers, one of the highest pest-pressure environments in Mount Pleasant. Worth knowing: the Town's required critical-line buffer between the Cooper River and Ben Sawyer bridges is only 15 feet, so marsh habitat often sits a few strides from the back fence. Wando & Cainhoy: Rodents & Ground Pests
