The town went from about 4,600 residents to roughly 7,800 in a decade, the largest percentage gain of the nine communities around Greenville, and more recent estimates put it near nine thousand. That pace produces a pest pattern people rarely connect to construction.

Clearing and grading does not eliminate the fire ant colonies and rodent populations already living on a site. It displaces them, into whatever is adjacent — which is usually a street of occupied houses. New houses themselves are the easy part. A recent build has a tight envelope and a documented pre-construction termite treatment. The thing worth knowing is that the treatment was applied to soil once, before the slab, and it has a service life rather than being a permanent property of the house.

The Trail Is a Continuous Edge Through Town

The Prisma Health Swamp Rabbit Trail opened in 2009 and runs, in the operator’s own description, “32 mile and growing” from the shadow of the Blue Ridge Escarpment through Travelers Rest and on toward Greenville. It is the best thing about the town and it is also, in pest terms, a long unbroken boundary of managed and unmanaged vegetation running past a great many back yards.

That matters most for ticks. Clemson HGIC 2484 explains that ticks are not insects at all — they are closer to scorpions, spiders and mites — that all life stages feed on blood, and that many species simply wait for a host to pass. They hold to the humid transition where mown lawn meets taller growth, which is exactly what a trail corridor provides. So tick work on a trail-adjacent property belongs on a strip either side of that line, not broadcast across the lawn, and the sensible personal habit is checking after using the trail rather than after crossing the grass. Amid all the new construction there is genuinely old fabric here. Spring Park Inn was listed on the National Register in 2018, and its National Register nomination gives a period of significance of 1852 to 1941 with the front portion likely dating to 1810 to 1820 — it appears on the 1825 Mills Atlas as “Bradley’s” and is described as likely the oldest surviving building in Travelers Rest. Poinsett Bridge, north of town, dates to 1820 and is one of the oldest spans still standing in South Carolina.

Buildings of that age are wood frame with masonry that has moved through two centuries of freeze and thaw, and they deserve inspection on their own terms rather than the same checklist as a 2019 build. The relevant termite fact is reassuring though: Clemson’s county tracking lists sixteen South Carolina counties with documented Formosan colonies and Greenville County is not among them. What you have is the native eastern subterranean termite, which Clemson HGIC identifies as the species responsible for most termite damage in the state — ordinary, established, and entirely capable of taking apart old timber if nobody looks.
