Why Termite Control in Easley Isn’t One-Size-Fits-All

A lot of pest control companies sell every homeowner in the Upstate on Formosan termite protection, regardless of whether that species has actually been documented in the area. Clemson University’s Home & Garden Information Center, which tracks Formosan termite distribution based on direct research, documents established colonies in sixteen counties — Aiken, Bamberg, Beaufort, Berkeley, Charleston, Colleton, Dorchester, Georgetown, Horry, Jasper, Lexington, Orangeburg, Pickens, Richland, Sumter and York — concentrated in the coastal counties from Charleston south to Beaufort. Neither Pickens County nor Anderson County, the two counties that touch Easley, appears on that list. Clemson's statewide termite research likewise sites drywood species almost exclusively in the humid coastal counties, not the Upstate. Clemson also notes that a county on the list does not mean the species is spread evenly through it, and that Formosan could expand into counties adjacent to those already named. The two inland finds it has documented, in York and Pickens counties, both appeared to be isolated infestations carried in on old railroad ties reused as retaining walls; both were treated, and follow-up surveys have not found Formosans in either county since. Reclaimed crossties set against a foundation are worth pointing out to your technician.

What is genuinely well-documented across Easley is the native Eastern subterranean termite, present throughout South Carolina and the primary source of termite damage in the region. The conditions that bring it vary meaningfully by zone. The century-old construction throughout Historic Downtown Easley has accumulated wood-to-soil contact points typical of older properties built up around the old mill and depot. Along the Doodle Trail Corridor, the shaded, leaf-littered ground of the old rail bed retains moisture close to nearby foundations. Along the US-123 & Calhoun Memorial Highway commercial corridor, irrigated commercial landscaping around Easley’s busiest retail strip retains moisture close to foundations as well. In the newer residential growth toward Powdersville, fresh sod and irrigation systems installed with recent construction can retain moisture against foundations before landscaping matures. And out on the rural Pickens County fringe, well-and-septic properties, wooded fencerows, and farm structures with direct wood-to-soil contact carry comparable moisture-driven risk.

New landscaping deserves a second look for the same reason. The recommended plant list in Easley’s development ordinance keys several of its large trees as wetland or riparian tolerant — American sycamore, black tupelo, black willow among them — and selects species that perform in upland, riparian and wetland-adjacent conditions. Those are sensible choices for a city on a basin divide with creeks running both ways, but a moisture-tolerant tree planted close to a foundation, with irrigation and fresh mulch around it, creates exactly the damp, shaded soil a subterranean colony works in. It is worth telling your technician where new planting went in, because that is where the conditions changed.
