Formosan termites are not established in Greenville County — Clemson’s county tracking lists sixteen South Carolina counties with documented colonies, and Greenville is not among them, nor are Laurens or Anderson. Pickens County appears on the list, but Clemson attributes that record to old infested railroad ties used for retaining walls, reports the termites were treated, and states they have not been found in those counties again to date. Both threats get sold here regularly anyway.
The brown recluse is the other one. A South Carolina–specific peer-reviewed study (Frithsen, Vetter & Stocks, 2007) found forty-four verified specimens statewide since 1953, from six of the state’s forty-six counties, every one collected from a man-made structure — against 738 recluse bites diagnosed by South Carolina physicians in 2004 alone. The authors conclude the species is not established here and that bites are heavily overdiagnosed.
None of that means you have no termites or no dangerous spiders. The native eastern subterranean termite is genuinely established across the Upstate — it works from soil, needs moisture, and enters wherever treated ground has been bridged — and the widow group is the spider that warrants care. Those are the real answers, and they are cheaper than the imaginary ones.

There Is No Thirty-Day Rule
S.C. Code Regs. 27-1085 does not impose a thirty-day validity period — no validity period appears anywhere in it. That rule is lender and contract practice, so the right question is what your lender requires, not what a “valid thirty days” claim asserts.
It Obliges No One to Repair
The regulation states the report “is not a warranty against future infestation, nor does it place any obligation for the correction of reported damage or infestation.” Any duty to carry out repairs comes from your purchase contract or your lender, not from the state.
What It Actually Covers
The inspector reports wood-destroying insects plus fungi and decay damage — but only below the level of the first main living-area floor. On crawl-space housing, that boundary sits exactly where the risk concentrates, which is why the crawl space inspection matters most.
Match the Pitch to the County
Ask which termite species was identified before paying Formosan prices in a county that is not on Clemson’s list, and treat a brown recluse diagnosis with skepticism — ask for the specimen to be identified. The evidence-backed answers are cheaper than the imaginary ones.
