Why Termite Risk in Poquoson Isn’t One-Size-Fits-All

The state’s emergency management agency puts more than nine-tenths of the city inside the 100-year floodplain, so nearly every lot sits close to water or marsh, but not for identical reasons.

Messick Point’s working waterfront sits on low, chronically damp ground near the docks and bulkheads, giving eastern subterranean termites a short trip from soil to wood. The marsh edge bordering Plum Tree Island National Wildlife Refuge carries the same saturated-soil risk, driven by the refuge’s marsh, which the U.S. Fish and Wildlife Service describes as the biggest unbroken stretch of salt marsh in the lower Bay, rather than a commercial waterfront.

Poquoson’s older watermen’s neighborhoods combine decades of settling on soft, wet soil with a second factor: many homes were raised onto elevated foundations after Hurricane Isabel in 2003, and a raised house meets the ground through piers, foundation walls, steps and decks, and Virginia Cooperative Extension warns that wood in direct contact with the ground, such as decks or porches, invites termites. The Wythe Creek Road corridor’s newer subdivisions carry a comparatively lower but genuine risk, mostly through vented crawlspaces that trap marsh humidity even in newer construction. Treating every part of Poquoson the same way misses which moisture pattern is actually driving risk at your address.

Two facts from Virginia Cooperative Extension explain why the ground here effectively never dries. Most land in Poquoson sits within seven feet of sea level, and 51% of the city’s landmass is wetland — so the water table sits close beneath a great deal of the housing. The same report notes that relative sea level at Yorktown is rising about 4.9 millimeters a year, roughly 1.61 feet per century, and that part of that is land subsidence rather than rising water: sediment compacting and subsurface liquids being drawn out. Low, wet ground is one more reason to keep the soil at the foundation as dry as possible and draining away. About 57% of Poquoson’s housing predates 1980, so most of it has been sitting on that ground for a long time.
